Full Job Description:
Prepare accurate and timely financial statements for residential buildings, including income statements, balance sheets, and cash flow statements. Maintain financial records and ensure compliance with accounting standards and regulations. Assist in the creation and management of annual budgets for residential properties. Monitor budget performance and report to property management and homeowners' associations regularly. Oversee the collection of rent and other income from tenants. Track and record all property-related expenses, including maintenance, repairs, utilities, and property taxes. Manage accounts payable by processing invoices, ensuring timely payments, and maintaining vendor relationships. Handle accounts receivable, including tracking tenant payments and resolving any payment discrepancies. Analyze financial data to identify trends and recommend strategies to improve financial performance. Provide insights on cost-saving opportunities and revenue enhancement. Prepare and file property tax returns and other tax-related documents. Ensure compliance with local, state, and federal tax regulations. Maintain lease agreements and ensure accurate rent charges and lease terms. Assist in lease negotiations and renewals. Address tenant inquiries related to billing, rent payments, and financial matters. Resolve financial disputes and assist with tenant accounts. Assist with annual financial audits and provide necessary documentation to auditors. Ensure compliance with accounting standards and internal control procedures. Evaluate and select service providers, contractors, and suppliers in consultation with property management. Negotiate contracts and monitor vendor performance. Develop financial forecasts and projections to assist in long-term planning. Provide recommendations on reserve fund contributions for future property maintenance and improvements. Maintain organized and accurate financial records and documentation for each residential property. Keep records of tenant security deposits and disbursements. Establish and enforce financial policies and procedures to ensure transparency, accountability, and compliance. Communicate financial information and reports effectively to property owners, homeowners' associations, and property managers. Participate in meetings and provide financial insights and recommendations.
This position requires a bachelor's in accounting, finance, or related fields and 2 years of experience.
