As Real Estate Manager, your day-to-day involves scouting potential sites through market analysis and site visits, negotiating lease terms and purchase agreements with landlords and brokers to achieve favorable financial outcomes. Weekly, you will collaborate with development, legal, construction, and operations teams to evaluate site feasibility, conduct due diligence including zoning checks and environmental assessments, and prepare detailed recommendation reports with financial projections and risk analyses. Monthly responsibilities include managing the real estate portfolio by tracking lease expirations, renewals, and dispositions, optimizing occupancy rates, and reporting key metrics such as cap rates, lease escalations, and ROI to senior leadership. You will lead projects like RFPs for new builds, oversee property valuations, ensure compliance with real estate regulations, and build relationships with local government officials and community stakeholders to facilitate approvals and mitigate challenges. Expect to handle multiple high-stakes deals simultaneously, delivering portfolios that support 20+ new locations annually. Candidates must hold a Bachelor's degree in Real Estate, Business Administration, Finance, or a related field, with a Master's or MBA preferred. We require at least 7-10 years of progressive experience in commercial real estate management, ideally in retail or restaurant sectors, including 5+ years in site selection and lease negotiation. Proficiency in real estate software such as Argus, CoStar, and GIS mapping tools is essential, along with strong financial modeling skills in Excel for pro formas and sensitivity analyses. Knowledge of Texas real estate laws, entitlements, and market dynamics in high-growth areas like Austin is crucial. A Texas Real Estate Broker license or eligibility is highly desired, complemented by certifications like CCIM or SIOR. Success demands technical prowess in deal structuring, market analytics, and portfolio management, paired with soft skills like exceptional negotiation, strategic thinking, and clear communication to influence cross-functional teams. You should excel in relationship-building with external partners, demonstrate leadership in managing vendor networks, and thrive in a fast-paced environment requiring adaptability and problem-solving under pressure.
