Job Description

Join Chipotle Mexican Grill as a Leasing Administrator in the Columbus, Ohio area, managing real estate leasing for restaurant expansion. Ensure seamless lease negotiations, compliance, and portfolio optimization to support company growth.

Full Description

The Leasing Administrator at Chipotle Mexican Grill plays a pivotal role in supporting the company's aggressive expansion across the United States. This position involves overseeing the leasing process for new restaurant locations, ensuring that Chipotle secures optimal real estate deals that align with our brand's vision of fresh, sustainable dining. By managing lease portfolios and negotiations, you directly contribute to Chipotle's growth, enabling us to bring delicious, responsibly sourced Mexican-inspired food to more communities while maintaining financial efficiency and operational excellence. In this dynamic role, you will handle a variety of day-to-day tasks essential to real estate operations. Daily responsibilities include reviewing lease documents, tracking renewal dates, and coordinating with property managers to resolve issues promptly. Weekly, you'll prepare reports on lease expirations, rental rates, and market trends, collaborating closely with the real estate development team, legal department, and finance stakeholders to ensure accuracy. Monthly duties encompass analyzing lease abstracts for key terms like rent escalations, CAM charges, and percentage rent clauses, while monitoring compliance with corporate standards. You will also assist in site selection evaluations by compiling data on demographics, traffic patterns, and zoning regulations. Key deliverables include detailed lease summaries, negotiation trackers, and portfolio performance metrics, such as occupancy rates and cost per square foot. Expect to manage a portfolio of 50-100 leases, participating in vendor meetings and supporting ad-hoc projects like portfolio audits or expansion feasibility studies. Collaboration is key, as you'll interface with brokers, landlords, and internal teams to drive strategic leasing decisions. To succeed, candidates need a bachelor's degree in business administration, real estate, finance, or a related field, along with 3-5 years of experience in commercial leasing administration, preferably in retail or restaurant sectors. Proficiency in lease management software like Yardi or MRI, Microsoft Excel for advanced data analysis, and document management systems is essential. Familiarity with real estate legal terminology, GAAP accounting principles for leases, and market analysis tools is required. Industry knowledge of retail-restaurant leasing dynamics, including ground leases and build-to-suit agreements, is highly valued. Certifications such as Certified Commercial Investment Member (CCIM) or Real Property Administrator (RPA) are advantageous. Strong attention to detail and organizational skills are non-negotiable to handle complex documentation accurately. Beyond technical expertise, this role demands excellent organizational and analytical skills to manage high-volume data efficiently. You should possess superior communication abilities to negotiate effectively with external parties and articulate complex lease terms to non-experts. Problem-solving prowess is crucial for navigating disputes or market challenges, while adaptability ensures you thrive in a fast-paced environment. Proficiency in tools like DocuSign for electronic signatures and Tableau for visualization enhances productivity. A customer-service mindset fosters positive landlord relationships, and a proactive approach drives continuous improvement in leasing processes. Chipotle Mexican Grill is a leader in fast-casual dining, committed to 'Cultivate a Better World' through real ingredients, transparent sourcing, and exceptional guest experiences. With over 3,000 locations nationwide, our collaborative teams thrive in an inclusive culture that values innovation, integrity, and work-life balance. Headquartered in Newport Beach, California, the Columbus office offers a vibrant, supportive environment with modern amenities and a focus on employee well-being. We offer competitive compensation, though salary details are not specified at this time, commensurate with experience. Comprehensive benefits include medical, dental, and vision insurance, 401(k) matching, and paid parental leave.
