Join Bluecrest Living as the Vice President of Originations for Multifamily Investments, a pivotal leadership role that drives the company's expansion in the dynamic multifamily real estate sector. Reporting directly to the CEO, you will spearhead the origination of high-quality investment opportunities, significantly impacting our portfolio growth and delivering superior returns for investors. This position is crucial for scaling our assets under management while navigating competitive markets and regulatory landscapes in Southern California and beyond.
In this role, you will lead the end-to-end origination process, identifying and sourcing multifamily investment deals through extensive networking with brokers, developers, and institutional partners. Daily tasks include reviewing market data, conducting preliminary due diligence on potential acquisitions, and modeling cash flow projections using tools like Argus and Excel. Weekly, you will collaborate with the acquisitions team to advance promising deals through underwriting, coordinating site visits and third-party appraisals. Monthly responsibilities encompass presenting deal pipelines to the investment committee, negotiating letters of intent, and closing transactions with legal and financing teams. You will manage a small team of originators, setting targets for deal volume and yield metrics such as IRR above 15% and debt service coverage ratios exceeding 1.25x. Key deliverables include quarterly origination reports tracking sourced deals, conversion rates, and portfolio performance against benchmarks. Expect frequent travel to property sites and industry conferences to build relationships and uncover off-market opportunities.
The ideal candidate holds a Bachelor's degree in Finance, Real Estate, or a related field, with an MBA or advanced certification like CCIM strongly preferred. You bring 10+ years of progressive experience in multifamily real estate origination, underwriting, or acquisitions, with a proven track record of closing $500M+ in transactions. Expertise in financial modeling, market analysis, and Fannie Mae/Freddie Mac lending programs is essential. Familiarity with California real estate regulations, entitlement processes, and value-add strategies is required. A valid real estate license and experience with CRM platforms like DealCloud are highly desirable.
Success demands strong analytical skills for complex deal structuring, proficiency in financial software such as Yardi and MRI, and market foresight to spot emerging trends in multifamily housing. You excel in relationship-building, with exceptional negotiation and presentation abilities to secure deals and influence stakeholders.
