In this role, you will oversee all aspects of construction projects from pre-construction planning through to substantial completion. Daily tasks include reviewing project plans, coordinating with architects, engineers, and subcontractors to resolve technical issues, and conducting site visits to monitor progress and quality. Weekly, you will lead team meetings to track milestones, manage budgets exceeding multimillion-dollar scopes, and mitigate risks through proactive problem-solving. Monthly responsibilities encompass preparing detailed progress reports for senior leadership, analyzing cost variances against baselines, and ensuring compliance with safety regulations and building codes. You will collaborate closely with development, asset management, and procurement teams to optimize schedules and resources, while mentoring project managers and supervising field operations. Key deliverables include achieving on-time project completions, maintaining safety incident rates below industry benchmarks, and delivering projects under budget by at least 5%. Leadership duties involve hiring and performance management of construction staff, fostering a culture of accountability and continuous improvement. Candidates must possess a Bachelor's degree in Construction Management, Civil Engineering, or a related field, with a Master's degree preferred. A minimum of 10-15 years of progressive experience in construction management is required, including at least 5 years in a director-level role overseeing large-scale real estate projects valued at $50M+. Expertise in construction methodologies, value engineering, and sustainable building practices is essential. Proficiency with Procore, Bluebeam, Autodesk BIM 360, and Microsoft Project is mandatory, alongside knowledge of local Atlanta building codes and permitting processes. Professional certifications such as CCM (Certified Construction Manager), LEED AP, or PMP are highly desired. Proven track record in multifamily and commercial construction within the Southeast US market is critical. Success in this position demands strong technical acumen in areas like cost estimation, scheduling, and contract negotiation, paired with exceptional leadership and communication skills to inspire cross-functional teams. You should excel in strategic thinking, adept at navigating complex stakeholder relationships and driving consensus on high-stakes decisions.
